Al Capone’s Hideout Redevelopment Plan

for Lac Courte Oreilles of Lake Superior Chippewa

The Need

The tribe wanted a redevelopment plan for a 407-acre parcel of land that included a 32-acre lake, and several buildings formerly owned by Al Capone. The client wanted to diversify their economic engines from casino revenue and contracted Redevelopment Resources for the solution.

Highlights

After conducting secondary market research and several interviews with stakeholders, our team developed a plan which was sustainable, manageable, realistic, and potentially profitable. The goals were to provide a host of revenue generating opportunities, impact the land in a sustainable manner, and preserve and highlight the historical aspect of the previous owner. We did this by recommending the following:

  • refurbishing the existing buildings, 
  • adding a new 5,200 sq. ft. restaurant with a 1920’s era theme, 
  • acquiring (or building) 24 portable cabins, 
  • constructing 3 new rentable cabins, 
  • creating a tent event space with supporting buildings (bathrooms with showers, small space for bridal party or other use),
  • trail cutting and maintenance,
  • complete programming for accompanying activities.
 

Impact

We presented the plan to the Tribal Governing Board in September and were asked to prepare a full business plan with financials, a marketing plan, and prioritization of next steps.
