Deep appreciation to Kristen Fish-Peterson, CEcD, EDFP and her team at Redevelopment Resources for this Housing Study and media coverage. Sheboygan County, as I’ve learned, has a real strength in manufacturing but a housing shortage for workers. (Something Brian Doudna knows very well).
Larger context for planners, housers, consultants, etc: We need to learn to make forward-looking housing forecasts based on analysis of future employment trends. Current old-school practice is to prepare forecasts based on backward-looking demographic methods (like cohort-component). This is the problem we’ve had in Dane County that we tried to fix in our Regional Housing Strategy. (The backwards-looking cohort component demographic studies showed a much lower future housing need than did the forward looking employment-based forecasts.)
If you’ve consistently under-built housing in the past, using the past data for future planning is, by definition, going to produce an under-forecast and replicate the past’s underbuilding. (I wish I had a jazzier way of saying that!)

Targeted Industry Analysis and Strategies, Greater Fremont, NE
Working with Redevelopment Resources was quick and easy. Kristen was always available for input, dialogue and questions about our Commercial Market study. The final product is easy to read for laypeople and points out the commercial activities that could easily be supported in our community. This study is critical for two reasons: First, the study is grounded in market realities. Our City performed extensive surveys of what our community wanted in terms of new commercial development, but this study shows what the market will actually support in financial terms. Second, the data significantly reduces the financial risk of any commercial enterprise wishing to start-up or expand in our community, thereby saving scarce public and private investment dollars. The Commercial Market Study developed by Redevelopment Resources for the City of Kewaunee shows in black and white terms what is types of businesses would be viable based upon market realities. It will serve as a spring-board for future economic development activities for our community.

Redevelopment Resources has provided excellent assistance to the City of Merrill toward our urban renewal and revitalization efforts. The City of Baraboo contracted with Redevelopment Resources/Studio GWA for an economic development strategic plan. We requested a specific focus on redevelopment opportunities on our southwest side and downtown. They gathered a significant amount of community input (surveys, focus groups and open houses), listened well, and responded with a creative and implementable plan. Their work will help to drive our growth in the right direction on an appropriate timeline. Their plan included potential funding sources and identified a responsible party.
